How it works
How GoBrookie works
One path for every rental lead — from the first inquiry to a signed lease and a unit off the market — with the next step always clear for managers, agents and renters.
The journey
Eight steps, one place.
What happens to a lead in GoBrookie, and who does what at each step.
- 01Automatic
The lead arrives
Each company gets its own private GoBrookie email address. Forward lead emails to it, or set it as the lead address on your listings so inquiries arrive on their own. GoBrookie reads each email and fills in the renter's name, contact details, the unit they asked about, move-in date, bedrooms and pets.
- 02Agent
It's offered to an agent
With round-robin on, each new lead is offered to the next agent in rotation. They accept it, or pass with a reason, and a passed lead moves straight to the next person. Managers can also assign leads by hand.
- 03Automatic
The renter hears back
When an agent accepts, the renter gets the first text automatically and the lead moves to Contacted. From there, agents reply from templates personalized with the renter's name and unit.
- 04Manager
Nothing sits unanswered
If a lead hasn't been picked up, managers get an alert. Every action is logged with who did it and when, so anyone can see what happened without asking.
- 05Agent and renter
The showing is booked
The renter gets a confirmation text with one link to confirm, add the showing to their calendar and get directions. Reminders go out the day before and the morning of, and rescheduling updates everyone.
- 06Agent
After the showing
The agent marks the showing completed or a no-show and adds quick feedback — "loved the light", "priced a little high" — while it's fresh.
- 07Agent and manager
Application to lease
Track each step in order: application sent, application submitted, approved or denied, lease sent and lease signed. Everyone sees the same status at the same time.
- 08Automatic
The unit is rented
When the deposit is in and the lead is marked Rented, the unit comes off the market automatically. Other renters who were interested stay open, so an agent can offer them another unit.
Roles
Everyone sees what they need.
Each person gets the view that fits their job — and nothing they shouldn't see.

Between tenants, too.
